For my first Florida real estate purchase, I chose the “turn key” model, but I came to Orlando with David. I spent a week with him looking at properties (both flips and rentals) and meeting the various wholesalers, contractors, property managers, stagers, realtors, building Inspectors etc. We drove around the various neighborhoods, and evaluated them, and I saw him estimating rehab costs and determining ARVs (after rehab value). I now realize how thorough and hard working David is, and how he has a system for avoiding the various pitfalls, such as incorrect rehab costs, bad neighborhoods, and incorrect ARVs (after rehab value).
So, not only is David good at what he does from a business perspective, but he is a lot of fun and is sensitive to the needs of the trainee (in this case me), and is a very diversified and interesting guy to “hang out” with. Even though he works hard, he also knows how and when to fit in a bit of relaxation. My experience was extremely educational, fun, and I felt well cared for.
